YOUR EXPECTATIONS

  • Expect to receive an agreement outlining the terms of our services
  • Expect to have an attorney present during your closing

BUYERS HAVE THE RIGHT TO SELECT THEIR ATTORNEY.

 

Process

  • Once we receive a fully executed copy of the contract, we’ll complete your title search, identify title issues and recommend options if title curative action is needed, order the commitment for owner’s/lender’s title insurance.
  • When requested by the buyer, our office will order a survey. Surveys should be ordered early in the process as it can take a few weeks for a survey to be completed depending on the weather and market conditions.
  • Our office will send you a settlement statement as soon as all fees from the lender and other parties are reported to our office.
  • Fees typically paid by the buyer at closing are real property taxes, inspection fees, survey fees, financing fees, title insurance, HOA fees and attorney fees.

Sellers

When you are closing the sale of a home, you want a cost effective closing that is handled professionally at every stage. Our commitment is to provide you with a professional closing experience allowing you to Stress Less.

SELLERS ARE NOT REQUIRED TO USE THE BUYER’S ATTORNEY. YOU CAN CHOOSE YOUR OWN ATTORNEY.

 

PROCESS

  • If your sale is For Sale By Owner (FSBO), we can assist from contract to closing.
  • In any closing where we represent the seller, we will prepare your deed, lien waiver and other documents necessary for the closing.
  • If title curative measures are needed, we can assist.
  • Fees typically paid by seller at closing are commissions, transfer taxes, document preparation of deed and lien waiver and mortgage payoff and cancelation fees.
